New Homes for a Growing Community
Bellway is preparing a full planning application for around 100 high-quality homes, including 40% as affordable housing, on land east of Claphill Lane in Rushwick.
In addition to new family homes, the proposals include new areas of public open space including new planting, a play area and recreational routes, designed sensitively to incorporate the views of the Malverns. The proposals will also deliver up to 10 dedicated plots for travelling showpeople on land north of the A4103, as part of an allocated site in the emerging Local Plan.
Before finalising and submitting the planning application to Malvern Hills District Council, Bellway held a public consultation on the proposals from 26th June to 10th July 2025, where the community was invited to comment on the plans and share their feedback.

The Vision
Worcester and the Malvern Hills area is a desirable place to live, but currently has a housing shortage like many areas across the country. Malvern Hills District Council is legally required to bring forward sites for housing to hit its target set by the government. That’s why Bellway is bringing forward plans for around 100 homes on this site to contribute towards those requirements to provide new homes for local people.
In a strategic location to the west of Worcester and north of the village of Rushwick, the development is ideally positioned next to existing services and excellent transport links, such as the A4440 and A44. As part of the proposals, the project team is examining how to improve the local highways infrastructure to facilitate any new car journeys generated by the development. Additionally, the proposals will enhance walking and cycling links to connect the site with Rushwick and beyond to Worcester. This accessibility underpins the deliverability of growth in Rushwick.
The proposals will improve biodiversity on the site, through the retention and enhancements of existing trees and hedgerows, additional planting and creation of new wildlife habitats. The enhancement of the site’s landscape will create additional public open space so that residents can enjoy the new play area and views of the scenic Malvern Hills backdrop, which the proposals have been sensitively designed to respect.
Bellway's new homes will be designed to the Future Homes Standard 2025, which will reduce their carbon impact and cut energy bills for future residents. This means a proportion of the energy demand will be met using renewables. To further encourage sustainable travel, each new home will include an electric vehicle charging point (EVCP), helping with the switch away from petrol and diesel vehicles.
